An Energy Performance Certificate is an official document showing how energy efficient a property is, rated from A (most efficient) to G (least efficient). It also includes estimated running costs and typical improvement recommendations.

The assessment covers construction elements, heating, hot water, lighting and insulation. It is not a structural survey, electrical check or gas safety certificate - it focuses on energy performance only.

In England and Wales, you generally need a valid EPC before marketing a home for sale or rent. Landlords must provide one to prospective tenants, and agents must include the rating in property listings.

Certificates are valid for ten years unless replaced sooner. If your property has had significant energy-related improvements, a new assessment may better reflect current performance.

Search postcode district IP25 on EPCguys to see independent EPC assessors we currently list for the area. You can shortlist up to ten businesses, complete a short property questionnaire, verify your email, and send one enquiry.

Only assessors you shortlist receive your contact details. Compare written quotes before you book - pricing can vary with property type, access and urgency.
